Variable rate mortgages are a loan where your rates can fluctuate throughout the loan amortization period. These rates change due to the overnight rate, which is determined by the Bank of Canada.  How much the overnight rate changes largely affects the ratio between lending and borrowing. This directly affects the prime rate. The prime rate is the interest rate that banks offer their best clients. So if prime rates increase, then so does the client’s variable mortgage rate. If prime rates decrease, then the variable rates will also decrease.
