As we wrap up 2025, the Canadian mortgage landscape looks vastly different than it did in January. With the Bank of Canada rate now at 2.25% and inflation stabilized, we are looking toward 2026 with optimism.
However, new tax rules and potential regulatory changes are on the horizon. Here is your Year-End Mortgage Checklist from your local Mississauga Mortgage Broker.
The Investor Deadline: Capital Gains Changes
Effective January 1, 2026, the postponed changes to the Capital Gains Inclusion Rate are set to take full effect.
- What this means: If you own an investment property or a cottage in Ontario, the tax implications of selling will change significantly after December 31st.
- Action Item: If you are considering selling or restructuring your portfolio, speak to us and your accountant immediately. It might be beneficial to act before the New Year.
Will the Stress Test Disappear?
There are industry whispers—and signals from OSFI’s late 2025 risk update—that the “stress test” (qualifying at a higher rate than your contract rate) could be modified or removed for uninsured mortgages in 2026. While this isn’t law yet, it could drastically increase purchasing power. As a mortgage lender liaison, we stay ahead of these changes to alert our clients the moment they can qualify for more.
Year-End Mortgage Checklist
Before you ring in 2026 at Celebration Square, take a moment to review your mortgage health:
- Pre-payment Privileges: Have you used your annual lump-sum payment option? Most lenders do not let you carry this over to the next year. Putting even $1,000 down now goes 100% toward principal.
- Renewal Prep: Is your mortgage renewing in the first half of 2026? Start the conversation now. We can hold rates for up to 120 days, protecting you from any unexpected market volatility in Q1.
